Do not use them

I received a quote from them to buy my home after they came out to inspect the property and gave me the final contract, where they charged 17K in fees, more than the cost of using a realtor. They wanted me to pay closing cost on top of that.

I rejected the offer and you would think that would be the end of it. But it was not the end of it, they had all of my utilities switched over to their name. When I realized what they had done and changed them back, I was then required to put deposits back on all my utilities because Opendoor discounted my services and put them in their name when we had no signed contract, just a quote.

Do not use this company, the hassle-free quote cost me $2000 in utility deposits and they never responded to any of my calls asking them to fix the problem. Big time scam. I'm warning everyone because of the many hidden fees.

Bottom Line: No, I would not recommend this to a friend

Buyers beware

Warning, this company is very shady. The sales person tried to say I had to use them as a realtor and lender if I liked one of their homes. The home was listed for a maximum value, but the roof and A/C looked outdated. So I contacted a realtor to see if they will represent me to make sure I was getting value. My realtor tried to contact the listing agent for that house, but instead, she was channeled thru an automated system. After numerous attempts, she finally got hold of someone. When she asked for a document that should be available or given to me when I requested information, they told her to get them herself and hung up on her...and then called me and yelled at me for getting a realtor. Told me whatever offer they gave me was off the table.

My realtor emailed Texas Real Estate Association to inform them of her treatment, and how they treated me, and they helped her locate the actual listing agent...

We thought we fanned out the attitude with their agents, found out they are private investors so they don't have to follow the same laws the real estate agents have to follow, so the only interests they have is their own.

They claim they will negotiate repairs. WRONG. They buy distressed properties. Slap lipstick on a pig and sell it for top dollar. They don't want you to get a realtor because they look out for the buyer's interests. Not only do they not guarantee their work like it says on their website, but they won't give you a home warranty, and when you move in, you are stuck having to buy a new roof and air conditioner, that's about $23,000. I'm glad I had gone with my gut because these people are used car salesmen. You're better off finding a home where a seller will repair the home or give you a home warranty because people like this could care less about your home falling apart after you close. If you got approved for this place, you can get a home anywhere!

Pretty floors, shady electrical and plumbing

We bought a house in Las Vegas from Opendoor. They did not properly fix everything on the request to repair. When we moved in, we found out that there was a leak under the kitchen sink, none of the outlets in any of our three bathrooms worked and the washing machine valves BOTH leaked. Opendoor makes the house look pretty but falls EXTREMELY SHORT on anything else that really matters to make the house "function-able." If you can avoid buying from Opendoor, I suggest doing so, or have an experienced and licensed electrician and plumber come in to examine the house before you buy it.

Bottom Line: No, I would not recommend this to a friend

They low ball you on the offer to buy your house

I contacted Opendoor online to sell my house in Vegas. I live in California so I talked to them like 10 times before I wasted time flying to Vegas. So a few other investors came to my house the same day before Opendoor and did their inspections. My tenant had forgotten to leave me the key to open garage so I told these other investors to do their inspection and they I could email them pics of the garage later that day (or they could come back tomorrow to look at the garage), and all these other investors said no problem.

But then Opendoor showed up and was rude and told me "you knew the rules before you flew to Vegas, and if you can't open garage then we are leaving now." I asked the guy why don't you inspect the entire house now since I'm here and come back tomorrow to look at the garage or I'll email you pics (common sense). But no, the guy from Opendoor told me he called his boss and his boss said "no we won't accommodate you and basically too bad." So, sure enough, they left after I basically begged them to stay and do the inspection minus garage. I told them that selling a house is a big deal and that I'm not just a number, I'm a person and they need to treat their customers better. They didn't care about me in any way, they just want to buy a house below market value and sell it for a profit.

I would never use them again. Selling a home isn't easy, and any real buyer would be willing to inspect the garage another day. Anybody who has bought or sold a house knows how stressful and complex it can be, and sometimes you need to be flexible to get a deal done. Opendoor had zero flexibility.

Bottom Line: No, I would not recommend this to a friend

Smooth talkers looking to rob you

I heard good things about Opendoor. Now I realize they must be fake or paid reviews. We decided to sell my house to them. They came in smooth talking about how fair and easy going they are and how they are looking to make a good impression in Texas.

As it turns out they are just luring you in. We were hit with 10s of thousands in repair costs - one of which includes replacement of my entire HVAC system which is less than 8 years old and works just fine.

The final straw was their refusal to honor the original closing date and rejecting my survey 2 days before closing. They wanted a new survey and pushed out closing 7+ days, costing me thousands more. Their "agent" was extremely rude, to the point refusing to communicate, when we were actually able to get them to talk to us at all. We terminated the contract.

Do not use these folks, they are looking to take advantage of people.

Bottom Line: No, I would not recommend this to a friend

Be aware of so called repairs! Scandalous to say the least! Even with proof you won’t save money!

Be aware of Opendoor's scandalous procedures! Especially when it comes to any so-called "needed repairs." They gave us a whole lot less than what the house was worth to begin with, but the thing I’d like everybody to know is this...they send people out to look at your house first to check for any repairs that need be done prior to close. This is how they really screw you over! I’m mentioning this as the pool contractor guy they sent out to look at our pool, he actually broke our pool heater himself accidentally, then snuck away without saying a word. Which ended up frying out the system and we could no longer run our filters or use our pool due to his mistake. And what Opendoor did, was that they then actually went and charged us $5340 for his mistake to get this repaired. I have all the pictures, receipts and documents to show how all was perfectly just fine prior to them coming to our home. Nothing at all was wrong with our pool. I had just had it all completely redone. But because of their pool guys mistake resulting in him breaking the pool heater, they turned around and charged us when we had nothing to do with that. So I had to pay over $5,000 on pool issue alone.

I only ended up using Opendoor as I already was in the middle of closing on another house in Florida already and I couldn’t bail out because I was already too far into the game at that point in time. They say they will look into issues to try to resolve them, but trust me...THEY WON'T! They take advantage of the fact knowing that on a move, people have so much going on, that we just don’t have the opportunity to pursue issues that are not being fairly dealt with.

Not only was this one repair issue charged, but they charged us for repairs that we went ahead and fixed ourselves, as they told us if we did so we would not be charged for them. That was all lies! I have receipts and pictures all to prove I had taken care of these things, such as painting the inside of medicine cabinets, that they in turn did nothing to them (for I repainted them myself already), yet they still charged me $90 for that one example alone too. So they will charge you even if you do your own repairs, although they will tell you differently to begin with. Then they charged me $400 to completely trash out the house when in reality it had indeed been trashed out completely. I had paid to have this done and have pictures to prove so, but in the end, they still charged me $400! DO NOT TRUST THEM!

I would also like to note that I had accidentally left behind my makeup bag with my expensive perfumes, makeup, and facial cleansers, etc. under the bathroom sink and called them the following day after we closed to ask if they would kindly leave that with the neighbor, but they refused to do that one simple thing for me and it was a small makeup bag (worth about $200 belongings inside) not weighing more than a pound. I had already left Las Vegas to drive to Florida so I could not turn around, but they would not do a simple thing as drop it off next door for my neighbor to ship to me. It was a small pouch that’s meaningless to them but not to me, but they DO NOT CARE! So I lost a good $200 in items there too.

So, in the end, I lost out on a good $20,000 - $40,000 on the house alone, plus another $7,500+ for false claims of repairs they said they had to do (which in reality I had fixed on my own already so they had nothing to do). So everyone be aware that even if you do your own repairs they will NOT take that into account and they WILL still charge you for them even if they do absolutely nothing after you’ve done all the work yourself. I needed the money to buy my new home so I went with it, but you do need to be aware that they WILL rip you off as much as they can.

Be aware of their so-called contractors they send to your home. If they break something, Opendoor will not accept responsibility on behalf of those people they send out to your home and in the end, you will have to pay for things that these people break. They will send out about 5 different people so you can’t watch all 5 at the same time. They are sneaky and very corruptive! Opendoor is only good if you have no other choice so be prepared to lose out at least $40,000 in the process of doing so. I regret trusting them. Don’t bother doing any repairs for you will end up paying no matter what! They should not be able to do this to people as it just is not right!

Outrageous repair request

Opendoor assessment took over 3 hours. They took pictures on every little corner and requested for repairs to be a brand new home, new roof, new HVAC, new windows. Their offer is fair market. Their commission is higher than traditional buyer's agent 3%. There will be a loss of $20K+ for us to sell to Opendoor comparing to a traditional sale.

Pass unless you're desperate

We are in the process of selling our house and we had our personal realtor over to evaluate our home to prepare for listing. He showed us the comps and we agreed it was fair. Naturally, you think your home is worth more and I did as well, but I said ok to what our realtor said was a fair offer.

We began to also look at other houses to move to as we are downsizing now that 2 of our 4 kids are grown and moved out. We found the perfect house and fell in love with it, so the realtor for that property told us about Opendoor. We gave it a shot and submitted our request for an offer, they got back to us 2 days later with an offer that was 45,000 less then what our realtor said it was worth and they wanted to charge us 25,000 in fees. We were highly insulted by the offer and immediately passed.

I now understand the way this company operates. They offer to buy houses and the people who are extremely desperate for whatever reason will take the offer which guarantee is less than if they went traditionally. We were not desperate to sell despite loving the new house. We are sticking with our realtor.

Bottom Line: No, I would not recommend this to a friend

After my experience, I would definitely not use this company.

I was initially excited about my offer until I saw the 7.5% fee plus closing fees. Then the inexperienced, unqualified estimators marched and made a list of roofing concerns, foundation concerns, and AC service requirements. All a bunch of nonsense. I just had a new roof two years ago, foundation work was done three years ago by a reputable, licensed company with a lifetime, transferable warranty, a heating and AC annual service agreement, and a pest control annual service agreement.

I had a licensed engineer's report that the foundation was perfectly fine, and they still wanted more. There is absolutely nothing wrong with this home as it has been completely remodeled over the past three years, top to bottom. After two months, I finally just told them to cancel the contract. These people are inexperienced, uncooperative, and every time I talked to someone it was like they were reading from a script. Definitely not fast and easy like they want to claim.

Bottom Line: No, I would not recommend this to a friend

Not a good experience

We had our house on the market and found a house to buy fairly quickly. Our realtor suggested OpenDoor, so we can try and get a quick buyer for our home. Their offer was low but decent, so we accepted and moved forward. OpenDoor sent an inspector to our house and demanded repairs or an additional $11,000 in lieu of the repairs.

The repairs they are demanding are ridiculous:

* Complete carpet replacement; we offered to clean the carpet.

* Complete house repaint; we have patched holes from pictures and repainted those areas.

* Repair linoleum floor in a closet; it has scuff marks on it, and we offered to clean.

* Replace unstable deck and railings; our deck is not unstable, we use it daily.

* Replace upstairs AC unit; we recently replaced the downstairs unit and the upstairs unit is older, but it works. I would understand wanting a home warranty or a letter from our AC company, but to replace a unit that currently works is not reasonable.

Our final straw was after when we made the repairs, they refused to remove the wording from the contract that said the buyer has the right to refuse the repairs and the seller will be required to pay. This company is trying to nickel and dime us everywhere they can. We are trying to get the equity out of our home while they are trying to take as much money from us as possible. Thanks but no thanks, I like to deal with people that are reasonable. This has been a horrible and incredibly annoying experience for us.

Total scam

Opendoor starts by saying they can offer a fair market price. Their offer to us was 83% of our home value based on recent sales per square foot in our immediate community. That was okay with us since they were allowed to make a profit reselling. Then they added their own 7% administrative fee.

Then they deducted for "updates" they way overcharged. For instance, we had replaced the air conditioner 12 years ago (30-year expected life) but they deducted for a whole new air conditioner without allowing for a trade in. The kitchen cabinets and counters had been replaced 10 years ago, but they deducted for a whole new kitchen without regard to a deduction they would receive even if they donated the existing cabinets to something like Habitat for Humanity. The deductions went on and on even though their own home inspector said our home was in incredible shape for its age of 30 years.

We went to closing and the closer told us to expect our proceeds to be deposited in our account by that afternoon. We only we got a call at the end of the day asking why we hadn't paid Opendoor $6,050 for "buying" our house?! Yes, their closing documents were THAT "devious" that even the professional closer thought we were being paid money than Opendoor CHARGING us money to "buy our house!"

Bottom Line: No, I would not recommend this to a friend
