Almost perfect

Ray buys houses. Cash. Call (713) xxx-xxxx. Ray or whomever with the signs on the corner of every intersection. Low-ball, slimy, and other words too impolite to include in a review.

I really expected nothing less from Opendoor. Frankly, I was quite surprised. The starting number was okay. I was going to have to spend between $12-$15k to get the house ready for the traditional realtor route. Not to mention our time involved in either doing the work ourselves or contracting it out. Further the delay in time to get out of the house, if we performed the repairs.

I was skeptical and remained so throughout the entire process, always waiting for the "I got you". It didn't happen.

The NUMBERS:

1) The original offer number (be realistic with yourself about your home's value).

2) Their fees (typical realtor fees, maybe a little higher than I would have liked, but fair).

3) Then the home inspection and the repair costs.

4) Closing costs.

I was wary of them having taken value off the top end and then banging hard on the repairs on the back side. Didn't happen - my number for repairs was +/- $2,450. So between a value chop off the top for the known repairs and the final repair cost, I got to walk away from the house without lifting a finger on repairs or spending hours, if not weeks of time fixing up the house.

Closing day walkthrough was a breeze.

The most difficult part of vacating the house was emptying and moving our STUFF. Be prepared for that.

The ONLY bad part of this entire experience was closing day at the title company. They didn't have the paperwork ready and threatened to have to delay the closing until the following week. After raising holy heck, we ended up closing at 5:00 PM on a Friday evening.

I have already recommended OpenDoor to several friends, co-workers, and neighbors.

It's NOT for everyone. But it's also NOT just for folks who want/need to "dump" a house. A loose analogy for folks from Texas may be "Give Me The VIN.com". Opendoor is fair, quick and trustworthy. If you WANT to do it all yourself to squeeze out every nickel and do all the work along the path, then traditional methods are the way to go. If you want a quicker but virtually painless path, Opendoor will give you that advantage.

I do wish they offered referral bonuses.

Great experience

We used Opendoor to avoid the stress of selling our home. The cleaning up, the open houses, and the uncertainty of selling our house. I was very skeptical at first but the offer was very competitive compared to the traditional way of selling. The repairs? Far less than what I thought it would be. Opendoor took care of that. Opendoor is not for everyone but it was for us, just do your homework and test your financial threshold. Weigh convenience vs. stress and see what you come up with.

Better than I expected!

We went into this experience with Opendoor as doubtful and not expecting it to be as they said based on reviews, but it was a truly excellent experience. They offered us market value for our house (literally $1000 less than Zillow for all you nonbelievers), they were extremely communicative, let us do things on our schedule, were flexible, and very easy to work with. Their evaluation was fair, we were able to make the repairs that they wanted and leave the rest to them, and they were more than fair in the final walk through. The entire process from day 1 to receiving funds from my sale was less than 2 months and that was due to our timeline. I would highly recommend if anyone is considering selling their home and wants an easy sale.

The real deal

I have nothing but good things to say about Opendoor and the process of selling my house from beginning to end. I received a very competitive offer from Opendoor for a house that was my primary residence in Atlanta, Georgia but became a rental property. Communication with Opendoor was never delayed. Calls and emails were promptly returned. Specifically, to Alex C., Jessica P., and Adrianne W. in the Atlanta office, and Michael M. And Adam E. at O'kelley and Sorohan, Attorneys at Law. These rock stars did not miss a beat. My closing was out of state. The mobile notary met me at work in North Carolina around 4:30 pm Monday to sign closing documentation. I am writing this review on a Wednesday night and my disbursement has already been wired to my checking account. The efficiency and ease of selling through Opendoor is unnerving. But, trust and believe, it is the real deal.

Very pleased with the sale of my house.

I was very apprehensive about contacting Opendoor. I figure they'd give me a lowball estimate on my house as well as nit pick every little repair. I was wrong on both counts. The quote they gave me was very competitive. Their commission was a little high, but I was alright with that. I don't have to deal with a real estate agent, show the house, or handle any of the repairs.

The quote for the repairs on the house were a few thousand less than what i was expecting. The assessment and closing were done at my convenience and they came to me!

All in all, I would use them again. The whole process was quick and done professionally.

Really impressed!

I'm a little confused by some other reviews about high fees, but maybe it's different in different markets - I actually just completed the sale of my condo to Opendoor and the fees I paid were only 5% (not including closing costs and repairs, which were both minimal). So both the fees and the offer itself were extremely competitive with a traditional sale. I might have made slightly more going the traditional route, but being able to close basically whenever I wanted, not having to do any showings (honestly the best stress reliever of the whole process), and having the option of taking a few extra days to move with their "late checkout" rent back option made it WELL WORTH IT.

They were extremely reasonable about repairs. As long as things were safe, functional, and not in horrible shape, they weren't worried about it. Unlike some other similar programs I looked into, Opendoor also gives you the option to either have repairs done yourself or leave it for them if they do flag anything. Because one of the repairs was just a mistake by an electrician who had recently done work, this turned out to be an important consideration since we were able to have him return at no cost to fix it rather than having to automatically pay a fee to Opendoor to do it.

They also do a really great job holding your hand through the whole process to make everything fast and easy. They even had a notary come to me to sign everything prior to closing, and the funds came through very quickly during crunch time when we were trying to close on our new home the same day.

Fantastic experience

The last time I sold a house, it was a disaster - we spent thousands on pre-emptive repairs, then 3 deals fell through before an epically delayed closing with the 3rd buyer, crazy demands for repairs - horrible, stressful, expensive, awful.

This time, I knew that I wanted things to be different. Enter Opendoor. I reached out, they made a reasonable offer, asked for repairs that any buyer would have, and worked with my schedule. When I was supposed to close on Monday and Sunday night at 5, the movers still hadn't shown up, Lisa worked with me to reschedule walk through and closing and didn't bat an eyelash returning my tearful voicemail after hours on a Sunday to assure me that we'd get it done. On final walkthrough, the cleaners were still there and they just asked that I send pictures of the empty house. I am so glad that I worked with Opendoor this time!

Quick process

I recently transferred jobs to a new city in a new state and had to sell FAST. I sent Opendoor all of my information and they took over from there. From beginning to end their process is quick and simple. Everything is upfront, there are no hidden fees, they're honest. Everyone who is involved including the title is knowledgeable and moves quickly. They closed this transaction for me in 3 weeks.
