    Overall Experience:

    I had another interested party to purchase my house. The offer was too good to refuse.

    They too had a home inspection done. This is the third one done. This inspector found no issues with the roof. That would be two inspectors and one roofing contractor that said there were no issues.

    The only inspector that said there was an issue was hired by Opendoor. He would also have been the replacement contractor. Conflict of interest much.

    The reason I gave Opendoor another 2 stars is because they were true to their word. Opendoor promises the ability to cancel right up to the day of closing with no repercussions to you. We were four days to closing and the contract was canceled within 24 hours of the request to cancel. I feel the fault with the sale not going through was the fault of the roofing contractor they employ. Everyone at Opendoor was very good to work with and helpful and accommodating. They made a competitive offer and would have honored it. The devil is in the details. Do yourself a favor and have an independent inspection done if you doubt the Opendoor report.

    Yes, I would recommend to a friend offering the same advice.

    Seller beware!

    I had a sale fall through in the final hours due to buyer financing issues. A friend suggested Opendoor. I requested an offer. The offer they made was comparable to the other sales in the area, and I accepted. The next step was the assessment.

    Their team was corpus and friendly for the most part. The roofing inspector was not in the beginning. He began by saying the roof had not been permitted, so I retrieved the permit from my files. The roof is 6 years old and is 3 tab shingle. He also noted there were other issues. I explained that the flat roof portion was replaced 1 month ago so the had to tie that into the old one. He was much friendlier as he was leaving. He explained that the roof was fine and all he noticed was a few small ponding spots on the flat roof that would drain in 24 hours and was acceptable. I was not surprised as it had rained that morning.

    When I received the assessment results I was very surprised to see that a credit was required for a new roof. A total of $11,000.00. The prior buyer had paid for a home inspection just one month before and found no issues with the main roof. I didn't appreciate being misled by the inspector and blindsided by Opendoor for replacement. I am still a few days from closing, and I hope we can negotiate. I will update after closing if that happens.
